Trustee Sale Guarantee
The Trustee Sale Guarantee (TSG) is issued at the start of the foreclosure. The fees increase with the liability amount and rates are filed with each State Insurance department. The TSG assures both the foreclosure attorney and lender against losses suffered up to the loan balance as a result of errors in the TSG.
The TSG assures the following information:

- Liens on the property.
- Property taxes.
- Bankruptcies.
- Mailing addresses required for service.
