National Default Title Services

Our array of Loss Mitigation, Foreclosure, REO Title and Information products offer a "One-Stop-Shop" for all aspects of the Default Servicing process.  Through our network of 3000 direct and agent offices, we have the ability to effectively manage, control and monitor title and information needs.  Through our Loss Mitigation Title Services division, we provide such services as property reports, loan modification services, recording services and document retrieval on a nationwide basis.  During the Foreclosure process, we coordinate the ordering, tracking and delivery of title evidence used to perfect foreclosures nationwide.  When a property report progresses to REO, we provide title commitments/prelims, underwriting assistance and closing services in order to ensure the fastest possible disposition of the asset.

Loss Mitigation Title Services (LMTS)
Loss Mitigation Title Services offers a single point of contact for all your loan modification needs and a program designed to handle all of your title documents and recording requirements.
First American Asset Closing Services (FAACS)
First American Asset Closing Services serves as a centralized point of contact for a multitude of services.
Foreclosure/REO Services
First American National Default Title Services offers a centrally-produced foreclosure title report for utilization in nationwide foreclosures.
Trustee Sale Guarantee
Trustee Sale Guarantees are issued in Western States* to conduct foreclosures and provide liens, property tax status, mailing addresses, title clearing, and bankruptcy review. They also protect lenders for losses up to loan balance. *States include: Arizona, California, Hawaii, Nevada, Oregon, Utah, Washington.
Loan Modification Preparation
Loan Modifications are a default management tool offered by Fannie Mae, Freddie Mac and HUD to assist borrowers who have fallen behind in their loan payments.
