This publication is intended to introduce the basic principles used in describing real property for title evidence. It is not expected, however, that having studied the contents, you will be qualified to prepare legal descriptions or to determine the sufficiency of descriptions intended as title evidence. Instead, this material should better enable you to:

  • acquire a basic understanding of the different methods of describing real property,
  • learn the terminology used in real property descriptions,
  • recognize conflicting or ambiguous descriptions,
  • know when a problem description exists and
  • recognize when to seek professional help.

When preparing new descriptions, remember to consider the effects of applicable local and state laws regarding subdivision. Under some circumstances, it may be advisable to consult a licensed civil engineer, surveyor, or the nearest First American office or agent.
